The Smart Way to Sell! | July 29, 2010 | Providing the Best in MLS |
In a typical real estate transaction, a listing agent will list your house on MLS and a buyer's agent will sell the property upon viewing the listing. The listing agent may list the property at commission of 5-6% +/- and offer to split the commission with a buyer's agent or cooperating agent as a so-called "co-broker" sale.
At ListMyHouse.com the logic is simple, large commissions split in a "co-broker" fashion should be eliminated and replaced with a small flat listing fee with a smaller commission paid to a buyer's agent or cooperating agent only upon procurement of a buyer.
To list a property on MLS, a seller must have the assistance of a licensed real estate broker. There is no public access to list property on MLS. However, even though it is required that a licensed real estate broker be involved to list on MLS this service should not be at a high cost. MLS has become a very valuable means of selling property due to the large network of REALTORS working with home buyers. There is no for-sale-by-owner MLS system and contracting with a real estate agent to list your house can unnecessarily cost you thousands of dollars due to paying a high listing commission.
The good news is that price-fixing is illegal and violates federal anti-trust laws providing real estate agents the freedom to charge as little for service as they choose. At ListMyHouse.com, we choose to charge a low flat fee to have your house listed on MLS and welcome buyer's agents with buyers or buyers without agents.
